arrival and departure
Your room is available from 2:00 pm.
We ask for notification, if you are going to arrive later than 8:00 pm, otherwise we reserve the right to occupy the booked rooms with others. Arrivals are possible until 23:00 by prior arrangement; the dinner can not served for arrivals after 8:00 pm.
After prior agreement and successful online “check-in” via our homepage, arrival is also possible at night.
On the day of departure, we kindly ask you to leave the rooms by 11:00. In the event of a late "check out", a service fee of € 50.00 will be charged.
Forgotten items will not be resent automatically. On request, we will gladly send you forgotten items at your expense.
reservation
We regard a reservation as binding as soon as you have sent us a written confirmation (e-mail, fax or letter) and the required deposit has arrived, unless otherwise stated by us.
The deposit is 30% of the travel price, which we ask you to settle within 7 working days from the booking date. You can pay by bank transfer or credit card (Visa or MasterCard). Otherwise, we reserve the right to cancel your booking.
Please understand that it is possible to book certain room types, but not the fixation of certain floors or room numbers. The maps of rooms, layout and equipment are for illustration, deviations are possible.

rates list
The current prices on our homepage are valid.
The current prices replace all previous ones and the previous price lists lose their validity. Confirmed bookings cannot be adjusted afterwards to price fluctuations. Price changes, misprints and errors and changes to the offer reserved. Legal claims cannot be derived from this.
rates and meals
The rates are intended per person and day, including breakfast and dinner menu (unless otherwise stated by us).
Our prices include the VAT of 10%.
According to state law no. 9/2012, we are obliged to charge a local tax of € 3.00 per person and night for all people with 14 years and older. This fee may not be included in our prices and can only be paid locally.
If you cancel the evening menu within 12:00 am of the same day, you will be deducted € 15,00 per menu from the total amount (for some offers or packages it's not possibile to detract the dinner menu).
Other meals not taken cannot be deducted from the price; such as the breakfast on a departure before our opening hours of the breakfast. For this we are happy to prepare you a breakfast package for take away (only on registration).
On request it is possible to book a double room for single use. For this we charge a surcharge of 50% on the “per-person-rate” or a deduction of 25% on the “room-rate”.
baby cot, children and deduction
For a baby cot we charge € 20,00 per night, without meals.
All children rates and reductions are only applicable to 2 full-paying guests in the room. The first two people in the room always pay the full price, regardless of their age.
- children up to the age of 12 receive a 50% discount on the “per-person-rate”
- a 3rd person (13 years and older) in the room will receive a 30% discount on the “per-person-rate”
- 3rd and 4th person in the room will receive a 50% discount on the “per-person-rate”
Children up to the age of 12 staying in the double bed of their parents and not using an own bed can sleep for free. We apply only a fee for breakfast and dinner of € 35,00.
cancellation
If you find yourself in the need to cancel rooms, please do so written in form of a letter, fax or e-mail, so that we can regard the cancellation as binding. For letters, only the date and time of arrival at the hotel counts.
cancellation fees
Please understand that a cancellation or shortening of your stay can result in cancellation fees.
There is no right of withdrawal within the meaning of the Consumer Protection Code. The following conditions apply to cancellations (if the reservation is shortened, the shortened period is used instead of the total amount):
-up to 31 days before the arrival date: free cancellation
-up to 22 days before the arrival date: we charge a cancellation fee of 30% of the total amount
-up to 8 days before the arrival date: we charge a cancellation fee of 50% of the total amount
-until 1 day before the arrival date: we charge a cancellation fee of 80% of the total amount
-from the date of arrival: we charge a cancellation fee of 90% of the total amount
Interruption of your stay is charged 90% of the reduced period as compensation.

Occasionally, something can happen before the start of a trip. With our trip cancellation insurance you are financially covered. Should a booked stay at a hotel be delayed, or even not taken up or prematurely broken off, cancellation charges can be redeemed. In order to save you any expenses in such cases, we recommend you take out this trip cancellation insurance, with which you are covered by the Europäische Reiseversicherung's travel insurance.

annulment of reservations
If, we, as a host, have reason to suspect that accommodation may threaten the operation of our business or the safety of other guests or employees, we reserve the right to cancel a reservation or to break up your stay at any time without compensation. The same behavior if we see the public image of the hotel in danger.
In the event of force majeure or other circumstances for which the hotel is not responsible, we also reserve the right to cancel a reservation or break up a stay at any time. Same thing, if reservations are made misleading or misrepresentation of material facts, e.g. in the person of the customer or the purpose of booking.
to our travellers with dogs
We are not very suitable for holidays with a dog. Please let us know already at request if you want to bring your dog with you.
Access prohibited to the wellness area, swimming pool and lawn as well as to the breakfast and dining area (inside and outside).
We charge € 20.00 per dog and night. Please note that the dog must always be kept on a leash in the buildings and on the hotel area. Please bring your own basket or blanket.
Daily housekeeping cannot be done while a dog is in the room and this cannot be deducted from the room rate.
other animals
The entrainment of all other animals is not permitted.
payment
Payment of the bill can be made in cash (only Euro, according to Italian law up to a maximum of € 4,999.99) or by bank transfer in advance. You can also pay by debit card or credit card (only Visa and MasterCard).
The bill must be paid at the latest on departure. Please clarify any company data or special details needed on the invoice at the reception, before we print the official document.
smoking
We are a non-smoking hotel. All rooms, interiors and the panoramic terrace of the breakfast and dining room are non-smoking areas.
Smoking is permitted on the terrace of the lounge, on your balcony, on the lawn and outdoors around the swimming pool.
swimming pool and wellness
Access to the relaxation room and sauna area is not permitted for children under 16 years.
Booked beauty treatments, not canceled within 24 hours in advance, will be charged 90% of the amount.
Use of the swimming pool at your own risk. Children in the swimming pool area only under adult supervision.
After “check out” on your departure day, enjoy our swimming pool and spa area until 5:00pm. A surcharge of only € 30.00 per person will be charged (registration required at the reception).
exterior guests
Our guests have the opportunity to invite friends / guests for breakfast and / or dinner. For more information, availability and prices, and registration please contact the reception.
All other hotel areas and services are not accessible to people from outside.
Parking spot
You will find a free parking space directly at the hotel. Additional parking spaces or a garage space can be used, subject to availability, for a fee of 15.00 Euro per space per day.
damage
The guest is liable for damage to buildings and / or inventory caused by himself, his family members or his companions.
In the case of single invalid points of these terms and conditions, the remaining points stay valid.
Italian law applies. Place of jurisdiction is Bolzano.
